What roofing care covers

Four parts to keeping a roof off your problem list

Inspections find it, maintenance prevents it, storm response contains it, and claim assistance pays for it. You can start with any one of them.

Semi-annual inspections

Two scheduled roof inspections a year — spring and fall — so problems are found on your calendar instead of during a storm.

  • Photo-documented condition report for each building
  • Flashing, penetration, and sealant review
  • Drain, gutter, and downspout check
  • Ponding, blistering, and seam inspection
  • Attic and interior stain review where accessible
  • Prioritized repair list with recommended timing

Preventative maintenance

Small work done on schedule to keep a roof reaching its full service life instead of failing early.

  • Sealant and flashing repairs
  • Replacing damaged or missing shingles
  • Debris removal and drain clearing
  • Gutter cleaning and reattachment
  • Pipe boot and vent repairs
  • Caulking of rooftop penetrations
  • Minor membrane patching
  • Ice dam prevention and ventilation review

Storm response & repairs

After hail or high wind, we get on the roof quickly, stop active leaks, and document the damage before repairs begin.

  • Emergency tarping and leak stoppage
  • Same-season post-storm inspections
  • Hail impact and wind-uplift assessment
  • Written damage report with dated photos
  • Temporary repairs to protect the interior
  • Permanent repair or replacement scope

Insurance claim assistance

Hail and wind claims move faster with documentation that matches what an adjuster looks for. We handle that side for you.

  • Damage assessment before you file
  • Dated photo evidence and storm-date matching
  • We meet the adjuster on site
  • Scope review against the carrier's estimate
  • Supplement requests for missed items
  • Repair or replacement completed to the approved scope

Repair or replace

A straight answer about your roof

After a hail or wind event, the question is rarely whether there's damage — it's whether the roof can be repaired or needs replacing. Here's how we make that call.

When repair is the right call

Isolated damage on a roof with remaining service life, a sound deck, and no widespread granule loss or seam failure.

When replacement makes sense

Widespread hail bruising, repeated leaks in different areas, an aging system near end of life, or repairs that no longer hold.

How we plan replacements

Phased by building, scheduled around tenants and residents, with material options, warranty terms, and a written timeline up front.

Request an inspection

Know the condition of every roof you manage.

We'll inspect, document with photos, and give you a prioritized list — whether or not there's a claim involved.

Storm damage in the last year?

Hail and wind claims have filing deadlines that vary by policy. If your property was in a storm path, an inspection now protects your options later.
